Costa Arriba

Crownland gives a strong buy advice to invest in north east beaches of Costa Arriva. Costa Arriva is the beach area east of Colón, were we focus on the coastal area between the village Nombre de Dios and the border with the San Blas province.

Land prices in the area 

At this moment the prices are still low because of the limited accessibility of the region. At this moment the prices of undeveloped beach front properties vary between US$ 3.00 and US$ 7.00 per m2 (or US$ 30,000 and US$ 70,000 per hectare).

The regional developments

In less than three years the area will be accessible through a new road which is planned directly from Panama City via Cerro Azul. After completion of this road the beaches of Costa Arriva will be easy to get to within an hour by car from Panama City.

Further more the province of San Blas is attracting more and more tourists as being the most beautiful island archipelago in Panama. San Blas is famous because it is home of the Kuna Indians. More and more Cruise ships are visiting the San Blas province. The tourists from these ships will raise the land prices in the surrounding areas.

We expect within three years the prices of undeveloped beach front properties will go up to at least US$ 25.00 per m2 (or US$ 250.000 per hectare).

The property

CrownLand is in the process of acquiring a 400 hectares property with 2.2 kilometers of beach front. The property is perfectly located next to a small village and contains white sandy beaches, soft rolling hills, nice palm trees and crystal clear blue water. The views over the ocean from the back land are incredible.

   

Added value

After the acquisition CrownLand will start adding value to the property by getting all the necessary building permits, making several project plans for a residential and tourism development and build the basic infrastructure (access roads, basic marina, electricity and water supply).

Investment proposition

The acquisition price of this property is US$ 3.00 per m2 which ends up to a total acquisition price of US$ 12 mln. Within four years we expect to sell the property in 7 smaller plots for an average price of US$ 30 per m2. Including the costs of the added value (about US$ 1.00 per m2) and our profit share this investment in Costa Arriba will generate 56% yearly revenue on IR basis. Investors can participate as from US$ 200.000.
